Buying a house or a commercial property is a big deal (literally & figuratively). It's also a time when you must make a lot of major and seemingly minor decisions in a relatively short amount of time and this can be stressful - we want to help reduce that stress. When it comes to the questions about having the property inspected our mission is to give you the answers you need to ensure your biggest investment decision is also your most well-informed decision!


Am I required to get a property inspected before I buy a house or commercial property in Ohio?

No, your NOT required to have an inspection done before purchasing a property in Ohio.

"I've seen the place and even had my Uncle Ernie take a look...everything seems OK, no real big issues...do I really need a professional inspection?

No, your NOT required to have an inspection done before purchasing a property in Ohio.

Do you perform repairs as well as doing the inspection?

NO, we don't do any repairs to your building. The reason is that this would present me with a conflict of interest. As an example: if I also did HVAC repairs and replacements then it could be said I was siting defects on your unit(s) simply as a matter of doing a "bait & switch-type" of inspection meant not to give you the information but, to "up-sell" you for the purposes of getting me more of your money.

What all do you charge for doing an inspection?

We charge one, single fee for each type of inspection : there are no "processing fees", "administrative fees", or any other type of charges added on: the price you pay is the price we quote and nothing more!

Does the seller get a copy of my home inspection?

NO, the seller of the property your interested in does NOT get a copy of your report : the report is for you and you alone to use for your purposes - I work for you not the seller. Since the report is your property you are free, if you want, to share it in-part or in-whole but, I will never give a report to anyone except you!

What all is involved in your inspection?

I look at everything and anything I can get my eyes on and if there is something that I can not see then I will also let you know that as well.

Will your inspection report tell me how much longer something will last or when it will need to be replaced?

NO. I wish I could be able to do this...it would be awesome but, the best I can do is let you know what the average, usable life expectancy is for something so you can plan accordingly.
